The job, step by step
What floor sanding actually involves
Most of the work is in the preparation. The machine is the easy part.
Look at the floor
What is under the old finish, whether any boards need replacing, and how much timber is left to work with. This is also where the quote comes from.
Prepare
Nails punched below the surface, carpet staples and tacks pulled, loose boards fixed. Skipping this tears abrasive belts and puts gouges in the floor.
The first cut
A coarse abrasive takes off the old coating and levels the boards. This is the pass that decides how flat the finished floor will be.
Edges and corners
The big machine cannot reach the last few centimetres. An edging sander and a corner tool do that separately, blended so no line shows.
Fill and repair
Splits, gaps and nail holes filled so the surface is continuous, then cut back level with the boards around them.
The finishing cuts
Progressively finer grades until the grain is clean and the surface is even, then a full vacuum. Any dust left behind ends up sealed under the coating.
Around Rodney and Kaipara
The floors we see most
Pull the carpet up in an older house through Rodney, Kaipara or Mangawhai and there is usually native timber underneath. It is often in better condition than people expect, because the carpet has been protecting it for forty years.
- Rimu and matai - dense, warm red-brown, and the most common thing under an older floor covering. They come up beautifully.
- Kauri - paler and softer, with a fine straight grain. Worth being careful with; there is not much of it left.
- Pine - common in newer houses. Soft, so it dents more easily, and it takes colour differently to the natives.
- Overlay and engineered boards - only the thin wear layer on top can be sanded, so there is a limit to how many times it can be done.

At building stage
Builders cuts
A builders cut is a different job to a finish sand. It is a rough levelling pass on a new timber floor at building stage, so that carpet, lino or tile goes down onto something flat instead of onto the ridges and lipping a freshly laid floor always has.
It is quick, it is cheap next to fixing the problem afterwards, and it is the sort of thing that is obvious underfoot for the next thirty years if it gets skipped. We do them for carpet, lino and tiles.

Questions we get asked
Can any timber floor be sanded?
Almost any, but not endlessly. What matters is how much timber sits above the tongue of the board - a floor that has already been sanded several times may not have enough left to take another pass safely. Overlay and engineered floors have a thin wear layer and are more limited again.
We will tell you honestly when we come and look, including if the answer is no.
How much dust does it make?
Far less than it used to. Our machines collect up to 98% of the dust created as they work, so it is nothing like the job people remember from decades ago.
It is not zero, though. Some fine dust always escapes, so clear what you can out of the room and expect to give surrounding surfaces a wipe afterwards.
Does the room need to be empty?
Yes - the machines need a clear run at the whole floor, and anything left in the room will collect dust. Curtains are worth taking down or tying up as well.

We have just pulled up the carpet. Is the floor underneath worth doing?
Usually, yes, and more often than people expect. Carpet and underlay protect the timber, so what looks like a write-off is frequently just decades of tack holes, staples and surface grime.

What about the gaps between the boards?
Splits, nail holes and gaps get filled before the final cuts, then sanded back level so the surface is continuous.
Timber moves with the seasons, so very wide gaps in an old floor are a conversation rather than a given - we will talk through the options at the quote.
