The two systems we use
Moisture cure, or water based
They are both hard-wearing. The difference a customer actually notices is the colour they leave behind, and how much they smell going on.
Solvent based
Moisture Cure polyurethane
The traditional hard-wearing floor finish. It cures by drawing moisture out of the air rather than simply drying, which is where the name comes from.
- Very tough, and long proven on New Zealand floors
- Warms the timber and deepens the colour over time
- Strong smell while it is curing - ventilation matters
- Suits native timbers where a rich amber tone is wanted
Water based
German Loba 2K Water Base
A two-part water-based system. The second part is a hardener mixed in before use, which is what gets a water-based coating up to the durability of a solvent one.
- Far lower odour, which matters in an occupied house
- Stays much clearer, so pale timber stays pale
- Hard-wearing enough for a busy household
- Suits a lighter, more modern look
Which one suits your floor depends on the timber, the look you are after and how hard the room gets used. It is worth asking when we quote rather than deciding from a brochure - the same product reads differently on rimu than it does on pine.
Gloss, satin or matt
Choosing a sheen
Sheen is the other half of the decision and it changes a room more than people expect. It is worth thinking about before the day rather than on it.
- Gloss - reflects the most light, which makes a dark room feel bigger. It also shows every speck of dust and every scratch.
- Satin - the usual middle ground. Enough sheen to look finished, forgiving enough to live with.
- Matt - flattest, most natural-looking, and the best at hiding marks and footprints.

Making a coated floor last
A floor finish almost never fails. It wears out, and it wears out fastest at the doors. Nearly all of it comes down to keeping grit off the surface.
- Felt pads under every chair and table leg, and check them once a year - a pad with a stone embedded in it is worse than no pad
- A mat at every outside door. Grit tracked in from a shell drive is what actually sands a finish off
- Sweep or vacuum rather than wet mop. Standing water is a timber floor's enemy, not the coating's
- Lift appliances rather than walking them across the floor
- Recoat before it wears through to bare timber. A recoat is a fraction of the cost of a full sand and finish
That last one is the important one. Once the finish is worn through and dirt is in the timber itself, the only fix is to sand the floor back again.

Questions we get asked
How long before I can walk on it?
It depends on the product, the temperature and the humidity on the day, so we will give you the real times for your floor rather than a number off a website.
What is worth knowing in advance is that touch dry and fully cured are not the same thing. A floor can take foot traffic well before it is hard enough for furniture, rugs or a dog.
How bad is the smell?
With moisture cure polyurethane, strong while it cures. It is manageable with the windows open, but it is a real consideration if someone is living in the house.
The Loba 2K water-based system is far lower odour, which is often the deciding factor when the job cannot be done in an empty house.
Can you recoat without sanding the whole floor back?
Sometimes. If the existing finish is sound and has not worn through anywhere, a prepare-and-recoat is often possible and costs a good deal less than a full sand.
If it has worn through to bare timber in the traffic lanes, or if dirt has got into the wood itself, it needs sanding back. We need to see it to tell you which.
Will the floor yellow over time?
Moisture cure ambers - it warms and deepens as it ages, which on rimu or matai many people actively want. Water-based coatings stay much closer to the colour of the bare timber.
If you are after a pale Scandinavian look, that difference matters more than any other single choice. See floor finishing for blonding, which takes it further again.
What about the dog?
Keep pets off until the coating has properly cured, not just until it is dry to touch. Claws mark an uncured finish permanently and it cannot be spot-repaired.
